Our client is looking for a Paralegal to support within their Commercial Property team to provide support to lawyers at all levels from Solicitors to Directors.
As such, you will have the opportunity to develop into a key member of the team, gaining good experience and knowledge of commercial property transactions.
The role will consist of both routine and non-routine tasks working for a range of clients including local, national and international companies and private clients across a range of transactions.
Duties
Landlord and tenant work for both landlords and tenants, as well as disposals and acquisitions of investment properties and development sites. Property searches
Research
Organising and updating details of clients property schedules, gaining knowledge of key clients property portfolios
Undertaking leasehold management transactions such as licences to assign, underlet and for alterations
Assisting with aspects of sales and purchases of both freehold and leasehold commercial property
Responsibility for keeping clients up to date
Post completion work SDLT returns - preparation of returns, sending to client for approval, submitting returns and obtaining certificate of submission
Land Registry - registration of transactions, dealing with requisitions. Producing bibles/indexing documents relating to a transaction both during and after a transaction. File closing (including checking documents are all scanned to our case management system)
Sending deeds to clients/mortgagees. Setting up critical dates and providing an initial review for fee earners when dates are alerted to them.
Skills
Strong technical skills with a commercial approach. You will be advising clients on a wide range of transactions involving the ownership and development of both freehold and leasehold land and buildings. Work can involve individual properties, chains of stores, premises for larger companies and corporations through to major development projects. Ability to prioritise workloads whilst remaining resilient under pressure and high demands. You will have demonstrable organisational skills and be comfortable working to deadlines. Computer literate. Knowledge of legal terminology and legal documents and forms. A good listener with a confident telephone manner. Ability to work in a team environment whilst also able to work in self-sufficient manner. Strong communication skills. Willingness and desire to progress and improve within the department. Flexible approachable. You will be comfortable working on your own initiative, but also know when additional guidance and support is needed.
Must have six months to a years experience as a commercial property Paralegal.
