Response Repairs/Voids Surveyor – 3 – 6 months – Cambourne - £15.00 - £16.50 ph
An opportunity has arisen for an experienced Response Repairs / Voids Surveyor to join a friendly Public Sector team.
To manage the inspection, maintenance and repair of the housing stock including voids in order to ensure that properties are made available to re-let within target times.
To achieve agreed performance targets for the management and monitoring of void properties.
To inspect, diagnose and order response repairs to rectify defective elements relating to the property stock, in response to tenants reporting defaults.
Dimensions of Job
To inspect all properties as they become void and organise a schedule of works that meets the quality standard and ensure they are made available for letting at the earliest opportunity.
Undertake pre-inspections diagnose and schedule the ordering of response repairs.
Carry out the agreed percentage of post inspections as required.
Administer repairs as required to internal and external contractors.
Undertake pre-terminations on receipt of notice to terminate a tenancy, administer rechargeable repairs and carry out intermediate and post inspections to all void properties.
Arrange for void properties to be handed over to Housing Services for re-letting.
Ensure that all statutory requirements, standing orders, contract regulations, financial regulations and other relevant requirements are adhered to relating to the maintenance of void properties and response repairs to the housing stock.
Undertake the administrative and clerical work in relation to the ordering of response repairs and void works.
Oversee and ensure adherence to all audit requirements for the administration of response repairs and void properties.
Liaise with Housing Services staff to ensure that we engage with tenant involvement and ‘tenant’s choice’ in respect of voids.
To undertake other duties that are commensurate with the salary, skills knowledge and experience requirements of this post, as and when required.
Key Responsibilities/Specific Duties
Day to Day administration of client-side responsive repair responsibilities
Monitoring works relating to response repairs and voids
Administrative and clerical work in relation to responsive works and voids.
Conducting site inspections to ensure health and safety compliance.
Liaising with Neighbourhood Managers and tenants to ensure appropriate works are specified and completed
Checking completed works to ensure works specification and customer satisfaction has been achieved
